Home Inspector in Kenmore, WA

Kenmore is just north of Kirkland, so it’s one of the areas I serve most often. I’m a Washington State Licensed Home Inspector (#****4230), and I limit my schedule to two inspections a day so every Kenmore home gets my full attention.

Homes in Kenmore

Kenmore has a wide mix of houses: mid-century ramblers and split-levels, homes on sloped lots near the lake, and newer townhomes and infill construction. Each comes with its own common issues, and I adjust my inspection to the home in front of me.

What I Often Look Closely At

  • Crawlspaces in older homes: moisture, vapor barrier, insulation and wood rot
  • Roofs and gutters under tall trees: moss, debris and drainage; steep or wet roofs inspected by drone
  • Drainage on sloped lots around foundations and retaining walls
  • Older electrical panels and wiring in mid-century homes
  • Side sewers under mature trees, which is why I recommend a sewer scope

What You Get

  • A thorough inspection, typically 2–4 hours
  • A photo-rich digital report within 24 hours (same-day available)
  • Plain-language explanations of what I found and why it matters
  • Inspections in English or Turkish
