11th-Month New Construction Warranty Inspection

Most builders give a one-year warranty on a new home. An 11th-month inspection is an independent check of the house before that warranty runs out, so any defects can be reported to the builder while repairs are still covered.

Why New Homes Need an Inspection

New construction is built quickly by many different trades, and small mistakes are common. During the first year a house settles and goes through every season, which is when issues like drywall cracks, sticking doors, roof or window leaks, drainage problems and plumbing drips tend to appear.

What I Inspect

  • Roof, gutters, flashing and exterior siding and trim
  • Grading and drainage around the foundation
  • Attic framing, insulation and ventilation
  • Electrical panel, outlets and GFCI/AFCI protection
  • Plumbing fixtures, water heater and visible piping
  • Heating and cooling operation
  • Windows, doors, floors, walls and ceilings

I also use a thermal camera to help spot hidden moisture and missing insulation.
