Home Inspector in Bellevue, WA

Bellevue is right next to Kirkland and one of the areas I serve most. I’m a Washington State Licensed Home Inspector (#****4230), and I limit my schedule to two inspections a day, so I’m never rushing through your home.

Homes in Bellevue

Bellevue’s housing ranges from mid-century ramblers and split-levels to large newer homes, many of them rebuilt or heavily remodeled, plus condos and townhomes in and around downtown. A 1960s rambler and a new luxury build have very different risks, and I tailor the inspection to the property.

The median construction year for homes in Bellevue is 1982, so the typical house is roughly 44 years old. At that age, original roofs, water heaters, windows and electrical components are often due for attention, and they get a careful look in every inspection.

What I Often Look Closely At

  • Remodels and additions: how new work ties into the original structure, roof and systems
  • Older electrical panels and wiring in mid-century homes
  • Crawlspaces: moisture, insulation, ducts and wood rot
  • Roofs, moss and gutters under mature trees; steep or wet roofs inspected by drone
  • Side sewers on older lots, which is why I often recommend a sewer scope

Condos and Townhomes

For condos I inspect everything inside the unit, including the electrical panel, plumbing, water heater, heating and cooling, windows and appliances. Condo inspections start at $400.

What You Get

  • A thorough inspection, typically 2–4 hours
  • A photo-rich digital report within 24 hours (same-day available)
  • Plain-language explanations of what I found and why it matters
  • Inspections in English or Turkish
