Home Inspector in Edmonds, WA

I inspect homes throughout Edmonds, from established neighborhoods near downtown and the waterfront to homes on the hillsides above Puget Sound. I’m a Washington State Licensed Home Inspector (#****4230) and limit my schedule to two inspections a day.

Homes in Edmonds

Edmonds has a mix of older homes, mid-century houses and newer construction, plus condos near downtown. Many homes sit on sloped lots to capture the water views, which makes drainage and water management especially important.

Incorporated in 1890, Edmonds is Snohomish County’s oldest incorporated city, which gives its neighborhoods a rich blend of historic homes, mid-century architecture, Craftsman cottages and modern waterfront estates.

What I Often Look Closely At

  • Drainage and grading on sloped and view lots
  • Retaining walls, decks and stairs on hillside properties
  • Crawlspace and basement moisture
  • Roofs, flashing and gutters exposed to wind and rain; steep or wet roofs inspected by drone
  • Older plumbing and side sewers, where a sewer scope is worth considering

Buying a condo? Condo inspections start at $400.

What You Get

  • A thorough inspection, typically 2–4 hours
