Pre-Listing Home Inspection in Kirkland, WA
Selling your home? A pre-listing inspection shows you what a buyer’s inspector will find, before your home goes on the market. You get time to fix things on your schedule, price the home with confidence, and avoid surprises that stall a sale.
Why Sellers Get a Pre-Listing Inspection
- Fewer surprises after an offer. Issues found during escrow often lead to repair demands, price cuts or lost deals.
- Fix on your terms. Get your own contractor quotes instead of rushed ones.
- Price with confidence. Know your home’s condition before you and your agent set the price.
- Give buyers confidence. Many sellers share the report with buyers, often along with receipts for completed repairs.
What I Inspect
The same complete inspection a buyer gets, done to Washington State Standards of Practice: roof, structure, foundation, crawlspace and attic, electrical, plumbing, water heater, heating and cooling, windows, doors and the interior. When the roof can’t be walked safely, I inspect it by drone; I’m an FAA-certified Remote Pilot. I can add a sewer scope for older homes.
Your Report
A clear, photo-rich digital report within 24 hours, with same-day reports available. I’m a Washington State Licensed Home Inspector (#****4230) and I take no more than two inspections a day.
Pricing
Pre-listing inspections are priced the same as a regular home inspection, based on size and age. See pricing.
